Low pitch roof options


I have a fairly low pitched roof (about 2:12) and I'm exploring the options space for a re-roof. I've received a number of quotes from roofers and the popular suggestion seems to be torched-down modified asphalt roll roof. Unfortuntly, these types of roofs are ugly to look at. I've got a quote for a metal roof (standing seam), but it fairly expensive (about $20K for 36 squares). So, is this about it for my choices?? One guy suggested the following that would be more aesthetically pleasing, but will it work? There's a product from RGM (www.rgmproducts.com) that's called Shieldgard-MP that's basically a self-adhering membrane underlayment (51 mil). He suggests covering the entire roof with this product and then use conventional 3-tab shingles (40+yr) as the cap sheet. This way you get the nice look of shingles and the membrane will waterseal the entire roof. Will this work and is it up to code (So. Cal area)? Thanks for the help. Brian The shield membrane program would work, but only if it is what is called Ice Frost. It is about 1/8 thick, seals down on a bare roof, and you can shingle over it. Also, there is a nother kind of metal roof very inexpensive that is more popular and used more then the one you got a price on. It is a terrible good roof.. So, now you have more options. Good Luck Another product you should consider is Bakor Low Slope. This is a self adhering SBS modified bitumen membrane. The 1 ply version is warrantied for 15 years, the 2 ply for 20 years. The stuff goes down incredibly fast - starting with a clean osb deck, a 3 man crew did my mobile home roof (10 squares) with 1 ply in 3 hours including primer, membrane and vent flashing. More info at http://www.bakor.com. I considered a competitive product - IKO Roof-Fast (http://www.iko.com) and I'm sure there are others if you do a bit of searching. My roof required 3 gal aquaprime primer, 10 rolls of low-slope 1 ply and a half dozen tubes of polybitumen sealant. Cost in Canadian dollars was just over $1,000.00 plus taxes and labor. Appearance is nothing to get excited about, similar to roll roofing, but you can't see much of a 2 pitch roof from ground level. Note that this is a reasonable diy project if you are handy and have a friend who can help. Good luck. It looks like the stuff from bakor and IKO are very similiar to the RGM products that I've been looking at. So, it kinda looks like I'm on the right track w/ a built-up roof system. Unfortunately, even through I have a low pitched roof, I live at the bottom of a hill and I see the entire roof every time I come home... so, I'd like it to look nice. Thanks for the input. The RGM KwikRoof 1 ply looks like basically the same stuff. Not much you can do about appearance unless you use shingles. Shingles can be used on a 2 pitch roof but the manufacturer probably won't warranty the installation. Cover the entire roof with ice and water shield (iceguard from RGM). Then cover with 3-tab shingles (architectural shingles generally won't work below 4 pitch) Glue each tab down with roofing cement. Material cost is probably double that of KwikRoof and gluing down every tab will chew up a lot of labor. j- That does sound like a lot of extra expense (material+labor). Maybe I'll just stick with a [torch-down] rolled membrane.
